  • Administrative Variance
    An Administrative Variance is a variance of 10% or less of the applicable standard.  The Planning, Building and Zoning Director (or persons designated by the County Board) is authorized to grant relief from any numerical or quantitative standard in this zoning ordinance by up to 10%.   Administrative variations are intended to provide a streamlined approval procedure for minor modifications of the Zoning Ordinance regulations while keeping with the general purpose and intent of the regulations and the established character of the area in which it is located.  Variations shall run with the land and are transferred to the new owner provided a building permit has been issued (if required) and the use or structure has been lawfully established within one year of variation approval.   An administrative variance typically takes 15 to 30 days to process.

  • Traditional Variance
    Modifications from zoning requirements (other than the use of land) over 10% are considered traditional variances and follow the provisions outlined in Section 36-39 of the Kendall County Code.  This process includes a public hearing and review by the Zoning Board of Appeals.   This process typically takes one to two months depending on the time of application, completeness of submission, and potential for objection from the Township.   Variations run with the land and are transferred to the new owner provided a building permit has been issued (if required) and the use or structure has been lawfully established within one year of variation approval.
